The most expensive private island ever sold in the Florida Keys and Marathon’s most expensive sale ever occurred on Friday when a roughly five-acre island in the Keys went for an incredible $11 million.

According to local sales data on Zillow, the island, which has a bridge just for residents and visitors and deep-water dockage, sold for 40% more than Marathon’s next-highest selling. According to listing agent Pierre Marc Bellion of Ocean Sotheby’s International Realty, it was also the Florida Keys’ highest-ever private island transaction.

“Here in the Keys, $11 million is a record sale,” the man stated. But for the potential purchasers of the island who traveled from California, Texas, and Connecticut, “they think it was an amazing deal.”

The main home on the island has French doors on the first and second stories, as well as porches on each story, and it overlooks the lake. A one-bedroom guest cottage with water views and a sandy beach is also available, as is a guest house with four bedrooms and four bathrooms.

According to Mr. Bellion, it has a sundeck, a pool, and a marina on the property, which can accommodate up to 15 boats.

“In the Florida Keys, we have pretty shallow waters everywhere,” he said. This buyer owns a 118-foot boat that he is intending to retain there, which is unusual. It’s not simple to find a place where you can have a 100-foot boat.

Mr. Bellion refuses to say who the purchaser was.

According to listing documents, the island was initially put up for sale in March 2019 for $15.5 million. The last price the property changed hands for was unknown, and the seller was not immediately available for comment.

According to Mr. Bellion, although this is beginning to improve, buyers from outside the area still don’t know much about the Keys.

People travel to Miami from all over the world, but he claimed that they are unaware of the Keys. It takes people ten years to realize that if they drive an hour, they are in the Caribbean. The Keys are still entirely unrecognized, which is why I believe the upcoming years will be incredible.

Both the Covid-19 pandemic, which has driven purchasers to seek out greater space and warmer weather while they are working from home, and the continuous migration from high-tax locations to lower-cost ones like Florida have benefited vacation markets like the Keys, according to Mr. Bellion.

Sanibel Island, which is situated on the west coast of the state along the Gulf of Mexico, recently sold another home for $11 million, shattering the previous record for the highest price home sale in the area, according to Zillow’s sales data. The deal was closed in late January, but public records only recently made notice of it.

The five-bedroom, six-bathroom mansion changed hands three times in 2020. The owner of Kingfisher Real Estate Inc., Phaidra McDermott, most recently listed it for $11.5 million. The last time it was sold was in 1998 for less than $2 million.

There was a delay in Ms. McDermott’s response to requests for remarks.
