We sold our property after the first viewing, and these recommendations can help you sell your as-is house quickly as well. We placed our home on the market for sale by owner, and the following day we had our first viewing. That couple made an offer, and we were under contract straight away. We were astounded at how quickly it went and overjoyed to find a buyer. Follow these suggestions and methods, but here are just a few of the things we did to get our property sold in only one viewing.

1. Clear the clutter

This is a major step. Sort through your closets, drawers, garage, and other areas of your house to choose what you want to retain and what you want to get rid of. Be selective! Remember that whenever you sell the home, you’ll have to box up your “keep pile.” are the things worth the price? Will you really utilize the items? When you’ve finished organizing your keep pile, place these goods in their proper places. Hang all of your clothing neatly, use baskets to arrange your drawers, and make sure everything has a place in your house.

2. Sell or give everything that is not needed

Make careful to begin this step far in advance to ensure that all of these things are removed from your home. Hold a garage sale or use yard sale websites to offer unwanted stuff such as furniture, clothing, home décor, and other household products. If you don’t want to take the time to do this, or if you simply want to give the goods away, you may donate them at a donation drop-off location near you. Again, be selective with this step. Consider if you really want the times in your new house.

3. Make your house more neutral

Most individuals are distracted by loud décor, bright paint colors, and tasteful decor. They can’t see beyond it to appreciate the house’s excellent bones. To really neutralize the space, we painted all of our walls a neutral hue and used various neutrals around the house. We also eliminated the majority of the dramatic taste-specific décor to enable prospective buyers to see our house as their own. We utilized neutral cushions, throws, and another décor to keep the space pleasant and welcoming while being completely neutral.

4. Thoroughly clean the whole home

This is an excellent step to do after or during your decluttering phase. Clean those baseboards, wash the carpets, dust your ceiling fans, scrub floors, clean closets, and walk through your whole home to ensure you haven’t missed anything. Don’t forget about the garage! Potential buyers want to view every aspect of your property, so keep every corner tidy and show-ready at all times.

5. Fix any problems with the house

Do you need your walls painted, holes mended, floors repaired, or doors repaired? Complete all of this prior to a showing! You don’t want to frighten away prospective purchasers with little or major repairs. That badly painted wall might be the difference between a quick sale and your property languishing on the market for months!

6. Clean up the yard

Make sure your home’s curb appeal is appealing and that prospective buyer are attracted from the moment they arrive. Mow the grass, edge the lawn, pull weeds, and check the condition of your plants and flowers. Don’t forget about the backyard. You never know what is at the top of your buyer’s “Must have” list for a property, and it may be a lovely backyard!
